Water damage is one of the most misunderstood parts of home insurance. Homeowners often use the word flood for every water claim, but insurers separate water losses into categories such as sudden pipe leaks, sewer backup, overland water, groundwater, seepage, and coastal or river flooding.

A standard policy may cover some sudden and accidental water damage, but sewer backup and overland water are often optional endorsements with separate limits and deductibles. Gradual seepage, poor maintenance, or repeated leakage can be excluded.

In the Fraser Valley, water coverage deserves special attention because heavy rain, drainage issues, finished basements, aging infrastructure, and low-lying areas can change your risk. The right deductible and endorsement can make a major difference after a storm.

Ask your broker what your policy says about sewer backup, overland water, flood, surface water, sump pumps, foundation seepage, roof leaks, and earthquake sprinkler leakage. Do not wait until a claim to learn the definitions.
